When to use these guidelines and application: use to add any kind of patio to the home or to change the existing patio.

GUIDELINES FOR PATIOS

Outdoor living spaces such as patios, terraces and decks must be coordinated with the style of each home. When designed to provide privacy, consider enclosing with plantings, privacy fences, walls, or carefully mounded earth. Natural concrete, brick pavers and stamped concrete have become very popular when designing patios and walkways. Seat walls, columns, lighting, outdoor kitchens, and fire pits can add beauty and function in this outdoor living area. Look for natural colors and patterns that will complement the house and avoid a disconnected appearance. Patio areas must be integrated into the living area of the home, not detached as a separate element in the yard. The MDCC will review all requests for these projects. Patios must be confined to the buildable area of the property. A certain amount of outside enclosure is desirable, but to assure preservation of the spacious Muirfield environment, no more than 10% of every lot, in addition to the house and garage, should be enclosed as a patio, garden or deck. Percentage of enclosure shall be indicated on the application for design approval.

Whether planning to install a new patio, replace one or add on, written approval from the Muirfield Design Control Committee must be obtained prior to starting this project. This guide sheet is designed to help prepare the application to be submitted to the Muirfield Design Control Committee for the patio project. Outdoor living spaces must be incorporated as an integral part of the home. These guidelines are in accordance with the Muirfield Design Standards. Owners must verify zoning requirements of the City of Dublin as they pertain to patio location and construction.

The following must be submitted to the MDCC for consideration:

1. Submit 2 complete applications including applicable drawings, brochures and samples prior to starting the project.
2. Provide a Site Plan of the property showing the footprint of the house on property, no-build lines and property lines, easements, location of the new patio, dimensions and distance from property lines and list the materials to be used. Patios must be located within the buildable area of the property.
3. Provide Construction Drawings (same as those submitted to City of Dublin for a building permit) as needed.
4. Provide samples/brochures/information of materials, colors and finishes such as natural colored concrete, brick pavers, stamped concrete, etc. for consideration. The committee will consider natural colors and patterns that will complement the house.
5. Provide photographs of the construction locations.
6. Include landscape plans indicating the location of all existing landscaping. Identify size, type and location of landscaping that will be removed as well as what will be added.
7. Provide detailed information for any retaining walls, seat walls, walkways, columns, archways, fire pits, outside pizza ovens and cooking areas, if applicable.
8. Provide design review fee payment as determined by the Association, between $50 and $100, depending on scope of work.

What to Include with this Application

To avoid delays and to prevent the application from being tabled, please ensure the application is filled out completely and include two copies of the application and two each of all relevant materials (samples, photos, drawings, site maps, brochures, etc.) Do not submit a design review fee until the office gives you an amount. One copy will be returned to the submitter. Include the following:

• Site plan showing the location and dimensions of the patio and the distance from the property lines.
• Detail sheets of patio & other structures, such as seat walls, water features, planter boxes, fire pits, etc.
• Samples, brochures or other information of the proposed materials and colors
• A landscaping plan that includes the location, size and type of materials
• Photos of the installation area
• Design Review fee payment as determined by the Association, between $50 and $100, depending on scope of work
