HVAC: AIR CONDITIONERS, GENERATORS AND HEAT PUMP GUIDELINES

When to use these guidelines and application: use for the addition or relocation of any HVAC unit: air conditioning unit, generator, or heat pump.

After reading the guidelines below, download and submit the application, which includes a list of information and materials to submit:

GUIDELINES FOR AIR CONDITIONING UNITS, HEAT PUMPS AND GENERATORS

1. Air Conditioners, Generators, Heat Pumps and other utility equipment must be located at the rear or side rear elevation of the home and tucked into an inconspicuous location. All service wiring, connections and conduits must enter the home at ground level and may not be exposed on the exterior of the house.
2. Wiring must be properly buried and the disturbed area completely restored.
3. Evergreen shrubbery, at least 36” tall at planting, must be planted around the base of the equipment to screen the unit from year-round views.
4. Window air conditioning units are prohibited.
5. Air Conditioning units, Generators and Heat Pumps must be an earth-toned color.
6. Meters and other mechanical equipment on the exterior of homes must be screened from street and neighboring views with evergreen plant material for year-round coverage.

Written approval from the MDCC must be obtained before any installation begins.

What to Include with this Application

To avoid delays and to prevent the application from being tabled, please ensure the application is filled out completely and include two copies of the application and two each of all relevant materials (samples, photos, drawings, site maps, brochures, etc.) plus the design review fee. One copy will be returned to the submitter. Include the following:

• Site plan showing footprint of house, property lines, easements, no-build zones
• On site plan, show the location and dimensions of the unit
• On site plan, show the location, number, species & size of all evergreen shrubs used to screen unit
• A brochure showing details of the proposed unit identifying technical details
• Several photos of the area of proposed installation
• Design Review fee payment of $10.00
• Expected Date of Completion
